Overview

A quiet, gated luxury RV base between Big Pine Key and Key West, Bluewater Key is all about privacy and island-living comforts. Expect lush landscaping, paved roads, and a 15–25 minute drive to Key West’s highlights. The signature here is outdoor living: every site has its own tiki hut, and many have direct water access.

Site Types & Tiers

  • Tropical: Most economical; no direct water from the lot, but close to the pool and public canal dock.
  • Canal: Private dock on the canal with access to the bay—great for paddling and swimming.
  • Bayfront: Big open‑water views plus a private dock; ideal for sunrise lounging and even snorkeling right off your site.

Amenity tiers (minimums vary by lot):

  • Silver: Tiki with 32"+ TV, dining table/chairs, extra seating, power outlets.
  • Gold: Adds cabinets/counter, sink, refrigerator, and fans.
  • Platinum: Adds landscaping/lighting vibe, hot water, microwave, sofa, windscreens, décor, and more seating.
  • Platinum Plus: All of the above on larger lots (>3,600 sq ft).

Shared Facilities

  • Full hookups (30/50A), fiber high‑speed Wi‑Fi, and HD cable to each site.
  • Temperature‑controlled swimming pool and a clubhouse for hanging out and games.
  • People park and a separate dog park with grass, picnic tables, a communal tiki, horseshoes, cornhole, and a community propane grill.
  • Multiple public restrooms/showers and a large laundry facility.
  • 200‑ft community dock with rentable 25‑ft slips, a shallow‑draft boat launch, and a dedicated kayak‑launch dock.
  • Curbside trash pickup and recycling; storage lot (fee) and ice for purchase.

On the Water & Wildlife

From Canal and Bayfront docks you can paddle, float, or jump in for a swim. Expect tropical fish activity around the docks, and Bayfront sites are set up for sunbathing and sunrise watching. A kayak‑specific launch makes getting on the water easy.

Policies & Rig Rules

Hurricane season is June 1–Nov 30; if your home or the resort enters the 5‑day cone for a named storm during your stay, cancellation or refunds for unused nights are offered, and mandatory evacuations require departure with refunds for unused nights. RVIA‑certified rigs only (Class A/B/C, fifth wheels, and travel trailers ≥16 ft). No tents, truck campers, soft‑sided pop‑outs/hybrids, or commercial tow/semi tractors.

What to Know Before You Book

Each site is individually owned—amenities can differ, so check the exact lot’s photos and description. There’s no dedicated camp store (they do sell ice), so plan groceries about 15–20 minutes away. Recent reports note pricing trending high (often $300+ per night in 2025, depending on site and season).

Nearby

An easy walk on the Heritage Trail leads to Baypoint Park with courts and a playground. Geiger Key Marina nearby offers kayak/SUP rentals and fishing charters, plus a waterfront restaurant. Key West’s classics—Duval Street, sunset at Mallory Square, the lighthouse, Fort Zachary Taylor—are a short drive.

Best Time to Visit

Bayfront sites shine at sunrise. Outside of hurricane season is the simplest planning window, but if you’re coming between June 1 and Nov 30, keep an eye on forecasts—the resort’s storm policy is guest‑friendly.

Pros

  • Every site comes with a private tiki hut
  • Canal and Bayfront lots include private docks

Cons

  • Premium pricing, especially in peak season
  • Mosquitoes can be intense at times

Tips

  • If you want a sink and fridge in the tiki, book at least Gold.
  • Want a private dock? Choose Canal or Bayfront; otherwise use the community docks.
  • Reserve a boat slip early and note the shallow‑draft launch limits (about 12–18").
  • Bring bug spray—mosquitoes can be intense at times.
  • Review photos and details for your exact lot; each one is unique.
