Hill Top is Beatrix Potter's former farmhouse, studio, and retreat in Near Sawrey. She bought it in 1905 with proceeds from The Tale of Peter Rabbit, and the rooms still hold the furniture, china, books, and small personal objects she chose to keep here. It is the rare literary house where the setting is as important as the person: look for real corners that became scenes in The Tale of Tom Kitten and The Tale of Samuel Whiskers.

Arrival and access

Book a timed visit in advance, including if you are a National Trust member. The car park is very small, and the lanes through Near Sawrey are narrow. There is no space for campervans or motorhomes. The approach from the car park includes a cobbled path, though a smoother alternative is available. Shoes with a little grip are useful in wet weather.

There are steps and uneven surfaces in the garden, and the upper floor of the house is reached by stairs. Accessible parking and drop-off are available at the farmhouse by arrangement, and an all-terrain wheelchair can be borrowed from reception. Ask about the video of the upstairs rooms if stairs are a problem. Dogs are welcome on leads in the garden but not inside the house.
